Step-by-step: how to get the ENFIA tax discount
Home insurance is not only a tool for protecting your property, but it also gives you the opportunity to receive a discount on ENFIA (the Greek property tax).
In Greece, where natural risks are high and damages can cost thousands of euros, home insurance is essential for every property owner.
Why is home insurance necessary?
- Earthquakes: Greece is a highly seismic country. Approximately 1 in 3 residents live in areas of high seismic risk. Over the last 20 years, earthquake-related damages in Greece have exceeded €10 billion.
High repair costs: The average cost of reconstructing or repairing a home starts from €900 per square meter and increases depending on the area and the quality of materials. Without insurance, you bear this cost entirely yourself. - Natural phenomena: Due to climate change, floods, storms, and wildfires are becoming more frequent. Home insurance covers these risks.
- Tax benefit: Home insurance allows you to reduce your ENFIA tax by up to 20%.
- Family protection: Knowing that your home is insured provides peace of mind and security for you and your family.
What is the ENFIA discount through home insurance?
The Greek state provides an ENFIA reduction for houses that are insured against earthquake, fire, and flood.
In simple terms, by properly insuring your home, you save money while simultaneously protecting your property.
Conditions to be eligible for the discount
To benefit from the ENFIA discount, your home insurance must meet the following requirements:
- You must be an individual, not a company
- The property must be a residential property and declared in E9
- Insurance coverage must include earthquake, forest fire, and flood
- Insured value ≥ €900 per sq.m.
- Insurance duration ≥ 3 months in the previous year

Deadline for the discount
If your home is insured and all the above conditions are met, you have time until 16 February 2026 to complete all the required actions and receive the ENFIA discount you are entitled to.
Step-by-step process for the ENFIA discount via myPROPERTY
- Visit the myProperty application and log in using your TAXISnet credentials.
Create a new application by selecting “Create new application.” - ATAK: You will see a list of all your properties linked to your Tax ID (AFM) according to E9.
Select the Property Identification Number (ATAK) that corresponds to the insured property and link it to the relevant insurance policy number.
One insurance policy may correspond to more than one ATAK, or vice versa. - Co-owners: Enter their Tax ID numbers as well, so they can continue the application using their own credentials.
What to do if the insurance policy does not appear on the platform
- Check whether the insured property is correctly declared in your E9.
- Contact your insurance advisor. Your advisor will inform you if any corrections are needed and will communicate with the insurance company so that your details are resubmitted to ΑΑΔΕ.
Submit the application
- Carefully review all details before final submission.
- After submission, you will receive a registration number.
- The application enters a verification process by the tax authority.
If everything is correct, the discount is automatically applied to your ENFIA tax assessment.
What discount will appear on your ENFIA assessment?
- 20% discount: Insurance ≥ 12 months & property value up to €500,000
- 10% discount: Insurance ≥ 12 months & property value over €500,000
- Proportional discount: Insurance coverage of 3–11 months
- No discount: Insurance coverage less than 3 months
What if the ENFIA reduction is not applied?
After submitting your application and completing data verification, the ENFIA discount is usually granted through the central tax assessment.
For properties insured in 2025 that meet all conditions, the reduction will appear in the first central ENFIA assessment of 2026.
If this is not possible, you may request the reduction directly from the head of the competent tax office (DOY/KEFOK).
How to proceed in this case:
- Submit an application via myAADE: Log in → My Requests
- Follow the path: New Request → Taxation → Capital → Application for granting reduction or exemption from ENFIA
- Submit the required documents:
1. Form D500—Application/Declaration for Granting Exemption, Discount, or Reassessment of ENFIA
2. Insurance policies and any renewals or amendments
3. Sworn declaration under Law 1599/1986
4. Declaration under Law 105 (as previously in force)
After completion, the ENFIA reduction is applied by the competent DOY/KEFOK.

Most common mistakes
- Incorrect square meters compared to E9
- Insurance covering fire only
- Insured value lower than €900 per sq.m.
- Different Tax ID for the policyholder
- Property declared as storage or commercial property
Important: The discount applies only to individuals and only to residential properties.
The application is not automatically transferred from year to year.
